What we look for.
Asset Class Focus
Inpatient rehabilitation facilities, medical office buildings, behavioral health properties, and ambulatory surgical centers with established operations and identifiable value enhancements.
Operator Relationship
Assets where the operator relationship is sound, the lease structure is defensible, and the deal profile supports New Era’s ongoing healthcare investment thesis: evaluating the level of care in our communities that need it most.
Market Position
Markets with demonstrated healthcare demand, favorable demographics, and barriers to new supply that protect the long-term value of the asset.

Every acquisition is underwritten through the New Era platform — capital structured through New Era Capital Partners, legal and operational diligence coordinated internally, and asset management assumed by New Era Asset Management at close.
