Plain-language definitions for the terminology used throughout this site and across the healthcare real estate industry.

IRF

Inpatient Rehabilitation Facility: a hospital or unit providing intensive rehab therapy (physical, occupational, speech) for patients recovering from major surgery, stroke, or serious injury, under 24-hour medical supervision.

ASC

Ambulatory Surgical Center: an outpatient facility for same-day surgical procedures that don’t require an overnight hospital stay.

BHH

Behavioral Health Hospital: a facility providing inpatient or outpatient mental health or substance-use treatment.

MOB

Medical Office Building: a building leased to physician practices or outpatient clinical groups, typically not licensed as a hospital or surgical facility.

PE-Backed Operator

A healthcare operating company owned or majority-funded by a private equity firm, typically pursuing an active growth and acquisition strategy.

Accredited Investor

An individual or entity that meets SEC-defined income, net worth, or professional-certification thresholds, permitting participation in private investment offerings. See sec.gov for current accredited investor definitions.

Programmatic Development

A repeatable, ongoing real estate partnership covering multiple projects under one consistent process — as opposed to a single one-off deal.

Vertically Integrated Platform

A company that owns and operates every stage of the deal lifecycle in-house — here, capital raising, development, acquisitions, construction management, and brokerage — rather than outsourcing pieces to separate firms.

Operating-and-Property Model

New Era’s structure for IRFs: New Era owns the real estate asset, while day-to-day clinical operations are run by a separate operating partner.
